NEW YORK (TheStreet) -- Mom-and-pop real estate investors have been squeezed out of the housing market by big institutional investors who have been rapidly buying single-family homes and converting them into rentals.
The big investors have greater access to financing and routinely outbid smaller investors.
But there are several markets that the likes of BlackRock (BLK) and Colony Capital (CLNY) are overlooking.
The big investors are active in locations where the proportion of distressed properties are high. But rental yields are also strong in areas where unemployment is low and the local economies are growing. Rents are increasing at a strong pace in these cities as homes for sale remain in short supply. RealtyTrac and RentRange put together a list of "hidden gems" in the single-family rental market. The top 25 markets had the highest gross rental yields (determined by dividing the gross annual rental income by the purchase price or market value of the property) in counties where institutional investor participation was 5% or less of all residential sales in the three months ended in July and where the unemployment rate was 7.5% or lower. The analysis was limited to single-family homes with three bedrooms. "Buying single-family homes as rentals still yields solid returns in many markets across the nation, but it is difficult for individual investors and even small- to medium-sized institutional investors to find reasonably priced inventory in markets dominated by the 800-pound gorillas in the single family rental space," said Daren Blomquist, vice president at RealtyTrac. "With this analysis we've identified the top overlooked markets where single family rentals still make good financial sense but where there is little to no competition from the big players." The newly announced buyback plan, which could absorb up to 13% of the additional share count, is a primary focus now. But when share buybacks are no longer the focus, then robust dividend growth will likely be the norm as this company can afford to support a $4.50 a share dividend (equating to a 5% yield) while still keeping the payout ratio below 50%.

PacWest Bancorp (NASDAQ: PACW) is a small cap regional bank that mainly serves southern California. A likely merger with CapitalSource Inc. (NYSE: CSE) enhances the outlook for the coming year, bringing the bank�� assets to more than $10 billion. The bank�� stock closed at $41.66 on Friday in a 52-week range of $24.27 to $42.69. Sterne Agee projects 2014 EPS of $2.80, up 43% compared with estimated 2013 earnings. The implied gain to the target price of $48.00 is about 15% and the forward P/E ratio is 14.9.

CapitalSource (NYSE: CSE ) and PacWest Bancorp (NASDAQ: PACW ) are soon to be one and the same. The two companies have agreed to merge, both announced in a joint press release. CapitalSource investors will receive a cash payout of $2.47 and 0.2837 shares of PacWest common stock for each CapitalSource share they hold. This values the latter's stock at $11.68 per share, a nearly 19% premium to its most recent closing price. The total transaction value is estimated at roughly $2.3 billion.

Market Vectors Poland (NYSE: PLND) is a great exchange traded fund (ETF) play on the continued strength of the Polish economy.
Financial services figure prominently in the ETF�� holdings at 44 percent of assets, but that�� lower than other competing products and largely reflective of the major role the financial sector plays in Poland�� economy. More than 23 percent of assets are allocated to basic materials and energy due to the country�� resource wealth.
The ETF is also relatively cheap with an expense ratio of just 0.61 percent. It also offers the added benefit of a nearly 3.2 percent yield, thanks to the tradition of Polish stocks paying stable dividends.
What�� more, the fund is inexpensive in terms of valuation because it price has been depressed by the ongoing crisis in Ukraine. Both countries have historically been Russian satellites, but Poland was quick to integrate itself with Western Europe after the country�� communist government fell in 1989. As a result, it enjoys the diplomatic cover of the EU and the military protection of the North Atlantic Treaty Organization, making it unlikely that Russia will interfere in the country�� politics.
Despite those protections, the fund�� price-to-forward-earnings ratio has fallen from about 19 to just 14 over the past few weeks and shares are now trading at book value. Shares are also trading at just 0.58 times sales, a substantial discount to the fund�� historical valuation largely due to regional concerns.
